The simplest way to sell land.

And a more accessible way to buy it.

I skip the agents, the fees, and the months of uncertainty to connect unused land with the people ready to build a future on it.

Two paths for your land
The Traditional Way
slow, costly, uncertain
6%+ commissions & hidden closing costs
6–12 months of showings and tire-kickers
Endless showings, repairs, and agent dances.
Future of the land? Likely a developer.
The Common Ground Way
simple, direct, regenerative
$0 commissions. You agree on the offer. That’s what you get. I pay all closing costs.
Close in 14–21 days. Cash in your account.
Zero showings. No repairs. Sold As Is.
Future of the land? Your land becomes seedbed for the generation — a tiny house community, a regenerative home, etc.

The traditional way vs. the common ground way

How It Works

A simpler path, end to end.

I Buy

I purchase land directly from landowners who value speed and simplicity. This allows for a private, one-on-one sale that values your time and your land’s legacy.

I Prepare

I take on the risk, review the zoning, and handle the "boring stuff" that makes land hard to sell.

I Connect

I pass that land on at an accessible price point to buyers interested in tiny homes, regenerative projects, and other purposeful uses.

Ways to work with Common Ground Land

01

For owners who want a fast, convenient sale, no agents, no showings, no repairs. I offer less than retail in exchange for speed and certainty, and your land becomes seedbed for the next regenerative community.

Sell your land simply. Cash close in 2-3 weeks, No commissions. No agent dance. No uncertainty

For landowners

02

For buyers looking to create regenerative communities, build small homes, or find land that feels like home. Each parcel includes clear zoning guidance, so you understand what’s allowed before you get attached.

About Me & The Vision

Hey, I’m Alyssa. I started Common Ground Land because I kept seeing the same gap, land sitting unused while people who wanted to build something couldn’t find a way in.

The system for buying and selling property is broken, it’s built for big developers, not for everyday people. My work is about making land ownership possible again.

By offering sellers a clean exit, I offer buyers a realistic entrance.

Land shouldn't be a luxury.

My Guiding Principles

The Soil: I believe land is a steward's responsibility, not just an asset.

The Scale: I believe small-scale development is the antidote to the housing crisis.

The Seed: I believe every project needs a place to begin that doesn't require a fortune.

Honest words

Is this a fit?

I’m honest about the trade: my offer will be lower than retail. In exchange, you get speed, certainty, and a sale that doesn't involve agents, repairs, or months of waiting.

This works best if…

✓ You have land and you aren't using it and don't want to manage it.

✓ You prefer a straightforward cash sale over a long negotiation.

✓ You care about the land becoming a seedbed for someone who will actually use it.

This is likely not a fit if…

— Your primary goal is to maximize every dollar of the sale price.

— You are comfortable waiting 6+ months for a traditional buyer.

— If maximizing price is the priority, a traditional listing is the better path — and I'm happy to recommend one.
